Why Didn't My Home Sell?

You listed your home for sale and it didn't sell.  Why?  
There are 5 basic reasons why this happened:  Price, Location, Condition, Your Agent, and Marketing.
The first one is price.  A good agent will counsel you on this and help you determine the right price given the current market conditions.  We'll look at similar homes that sold nearby, and we'll look at market trends that will absolutely affect the price of your home.  It usually does not pay to over-price a home to allow for 'negotiation' - you end up with few showings, lowball offers and a home that can sit on the market.  There is a strategy to pricing a home, and I am happy to review that with you in person once I've seen your home. 
The second factor is location.  There's not a lot we can do about this.  However, location will factor into how attractive your home is to buyers who are out looking.  If your location is a factor, there are things we can do to compensate for that.
The third factor is condition.  Most buyers walk into your home and picture themselves moving in.  They mentailly tally the amount of 'must-do' work and if that tally becomes too high?  That's when they will either pass or consider low-balling you.  I am not suggesting you renovate a dated kitchen or replace all the flooring. I am suggesting you fix the little things.  I am happy to review these fixes with you.  If you can eliminate a lot of the small things?  A buyer can envision moving in and living with the kitchen for awhile.  A coat of paint and cleaned carpets will go a long way toward making a buyer feel like they could live there awhile before doing the major renovation.  Again, this depends on your home.  I can provide you with a lot of guidance and advice here.
The fourth and fifth factors are your agent and marketing.  Was your agent someone who proactively and creatively marketed your home?  Did they run ads or did they just post your listng on their page?  How did the listing look online?  This is SO important as over 90% of buyers first see their future home online.  Right now, marketing has become critically important.  You want an agent who knows how to market.  And the most important aspect is online marketing as that's where all the eyes are.  I have a degree in marketing from a major university, and I am part of an intensive coaching program that specializes in digital marketing and video as well as traditional marketing methods.
